Horizontal Development in Action: Earthwork, Entitlements & Infrastructure Sequencing

  • Grand Magnolia 24414 FM-1488 Magnolia TX 77355 (map)

Join us for a Technical Field Walk from 9:00 AM – 11:00 AM (Central Time) on March 19, 2026, at Grand Magnolia in Magnolia, Texas, developed by Land Tejas in partnership with Starwood and hosted by DNT Construction.

This session will be led by Cody Burgin of DNT Construction and will provide a real-world look at the operational and financial realities of early-stage horizontal development on a large-scale master-planned community.

The discussion will focus on mass grading, infrastructure preparation, and the decision-making processes that directly impact cost control, schedule, and long-term project success.

Attendees will gain direct insight into:

  • How subdivision earthwork is planned and executed at scale

  • Cut/fill strategy and cost management

  • Infrastructure sequencing and risk mitigation

  • Wetland constraints and regulatory navigation

  • Governmental permitting impacts on schedule and capital allocation

This is a working jobsite experience centered on the fundamentals that determine whether a land development succeeds or struggles. If you want to better understand what truly happens before the first home is built — and how those early decisions shape the business model — this session is for you.

PPE Reminder:
This is an active jobsite. Boots are required. Hard hats, safety glasses, and safety vests are strongly recommended.
